Abstract: | With the passage of time and usage of the building, the deterioration of the building takes place. Hence this generates the need for the maintenance of the building So, that the building can function properly without any disruption to its end users. The maintenance of the building includes various types of tasks and hence the need for management of different tasks is generated. Thus, maintenance management comes into the picture. Here the Priority Index Model (PIM) was developed in the context of the particularly institutional buildings only because the main reason behind it was comparatively less work is done regarding maintenance management for institutional buildings. The different techniques adopted for this research work were the identification of various constraints affecting maintenance management and, a questionnaire survey with experts regarding the effect of identified constraints in maintenance management. Followed by the mean score ranking of the constraints and factor analysis process for grouping of the constraints according to their similarity of nature. Then after fuzzy synthetic evaluation for the development of the final Priority Index Model (PIM). At last, the validation process of the developed model was carried out in that for the practical application of the model the expert’s insight was taken up to what extent is the developed model applicable in the real-life decision-making process. |
